This is a fixed-cost fee structure: the Monthly Management Fee is $129, charged for daily operations like rent collection and maintenance coordination. A Leasing Fee of one month's rent is charged one time to find and place a new tenant, covering all marketing and screening. A minimal $100 fee applies for lease renewals, primarily covering the administrative paperwork to retain the existing tenant.
Vetting usually includes a credit check, criminal background check, eviction history search, and verification of employment/income and rental history. Managers aim to fill vacancies quickly with qualified applicants to minimize downtime
We manage all routine and emergency repairs, working with a network of vetted vendors. They typically operate with a pre-set owner approval limit (e.g., $500), and handle all urgent, after-hours emergencies immediately.
Payments (disbursements) are usually sent via direct deposit once per month, typically between the 10th and 15th, along with a detailed monthly statement showing all income and expenses.
